The Great Win-Win: Blending Residential with Commercial
and Community Spaces
by Dan Frohwirth, Real Estate Director,
Jersey City Economic Development Corp.

Mixed-use development is nothing new to urban areas, and has been part of the Jersey City landscape for centuries. For the most part, mixed-use properties are combinations of residential and business/retail spaces. Real estate professionals say the best blends of mixed-use spaces are those that are compatible, complementary and mutually supportive, and that mixed-use properties generally have more value and outperform single-use developments.

While the traditional concept of residential spaces mixed with professional offices/retail space (such as the new Zeytinia Gourmet Market at CANCOlofts and Teppan Bar & Grill at 50 Columbus) is still strong and very much needed, a new trend is adding fresh vibrancy to mixed-use spaces. All across the country, educational, civic and cultural entities are being incorporated into residential developments. We are beginning to see more of this new trend here in Jersey City, as is evidenced by the addition of "BeKids" (Kids-only spaces) at The Beacon, and "Wild at Play" (fun and learning) in The Shore Condominium at Newport.

Look for this movement towards Live-Work-Play/Learn to continue.
